The affordable housing lottery has launched for 601 West 29th Street, a 60-story mixed-use tower in Hudson Yards, Manhattan. Designed by FXCollaborative and developed by Douglaston Development, the building yields 938 residences, 50,000 square feet of amenity space, and 15,000 square feet of retail space. Available on NYC Housing Connect are 235 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $26,229 to $144,100.

Amenities include pet-friendly policies, multiple tenant lounges, a gym with fitness studios, an outdoor swimming pool, multiple outdoor terraces, indoor and outdoor pet spaces, bike storage, shared laundry room, and parking for 186 vehicles. Units come with washer and dryer, dishwasher, hardwood floors, energy-efficient appliances, and name-brand appliances, countertops, and finishes. Tenants are responsible for electricity.

At 40 percent of the AMI, there are 15 studios with a monthly rent of $690 for incomes ranging from $26,229 to $42,720; 64 one-bedrooms with a monthly rent of $741 for incomes ranging from $28,286 to $48,040; and 15 two-bedrooms with a monthly rent of $901 for incomes ranging from $34,663 to $57,640.

At 60 percent of the AMI, there are 15 studios with a monthly rent of $1,063 for incomes ranging from $39,018 to $64,080; 64 one-bedrooms with a monthly rent of $1,141 for incomes ranging from $42,000 to $72,060; and 15 two-bedrooms with a monthly rent of $1,381 for incomes ranging from $51,120 to $86,460.

At 100 percent of the AMI, there are eight studios with a monthly rent of $1,810 for incomes ranging from $64,629 to $106,800; 31 one-bedrooms with a monthly rent of $1,942 for incomes ranging from $69,463 to $120,100; and eight two-bedrooms with a monthly rent of $2,342 for incomes ranging from $84,069 to $144,100.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 9, 2022.
