Construction is nearly complete at 963 Atlantic Avenue, a new nine-story mixed-use property in Clinton Hill, Brooklyn. From local developer Efraim Weber, doing business as 86 Lefferts Corp, the building will eventually comprise 124 rental units, a collection of amenities, and two ground-floor retail spaces.

The site is alternatively referred to as 957 Atlantic Avenue and sits mid-block near the corner of Grand Avenue. The project team also includes Kutnicki Bernstein Architects, interiors by Durukan Design, and general contractor NY Developers and Management.

Renderings of the building depict a facade comprising a mix of light and dark grey cladding, recessed balconies with glass railings, a standard punched window system, and several tiered setbacks which will support large residential terraces.

Within the building, the residential component will yield a mix of studios, one-, and two-bedroom units. Cellar-level amenities will include a fitness center, a game room, a screening room, a pet spa, communal laundry facilities, and a parking garage designed to accommodate 51 vehicles. On the first floor, residents will have access to bike storage, a lounge, a party room, co-working spaces, and a landscaped courtyard with dining areas, pergolas, hammocks, and a bocce ball court.

An open-air roof deck will provide additional lounge space, sun beds, foosball tables, and private areas for grilling and dining.

The project team has not confirmed when the building is expected to debut.

  3. It’s mediocre garbage, but still better than the parking lot that was there before. Atlantic Ave still has a long way to go and I wish this stretch was zoned for greater density, but any new building is welcome.
