The affordable housing lottery has launched for 1259 Bedford Avenue, a six-story mixed-use building in Bedford Stuyvesant, Brooklyn. Designed by Z Architecture and developed by Tower Real Estate Investments, the structure yields 46 residences. Available on NYC Housing Connect are 14 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $66,858 to $167,570.

Amenities include pet-friendly policies, bike storage lockers, common area wifi, gym, elevator, and rooftop terrace. Units come equipped with washers and dryers, dishwashers, name-brand appliances and finishes, and air conditioning.

At 130 percent of the AMI, there are six studios with a monthly rent of $1,950 for incomes ranging from $66,858 to $124,150; six one-bedrooms with a monthly rent of $2,175 for incomes ranging from $74,572 to $139,620; and two two-bedrooms with a monthly rent of $2,450 for incomes ranging from $84,000 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 9, 2022.

  2. Stop calling this “affordable housing”
    This is ‘INCOME BASED HOUSING” and isn’t affordable to low income people but built for upper middle income and upper class people.
    This isn’t affordable to the low income people of this neighborhood and is a SCAM and nothing but a tax giveaway and subsidy for greed rich developers. AMI is skewed because it includes the rich suburbs of Westchester county

  3. GUESSER you are absolutely right! They should call it what it is, affordable housing for middle income families and up! Beautiful property, but they have no intention on using the subsidies they received to include real low income citizens! A TOTAL SHAM! NY State should be ashamed for allowing/promoting this!!!!

  11. It’s funny because the regular apartments are likely between 3k and 5k, which is ridiculous for bed stuy. Lived in the area for 26 years and I can’t afford an apartment in my own neighborhood.
