1490 Southern Boulevard Completes Construction in Charlotte Gardens, The Bronx

Type A Real Estate Advisors and JASA recently completed a new affordable housing development at 1490 Southern Boulevard in The Bronx. The 100-percent affordable project is located in the borough’s Charlotte Gardens neighborhood and comprises 114 units for households making up to 50 percent area median income (AMI). Thirty percent of the units will be set aside formerly homeless older adults.

“The pandemic has made it clear that safe, accessible, and affordable housing is crucial to ensuring the health and wellbeing of vulnerable older New Yorkers,” said Kathryn Haslanger, CEO of JASA, an agency that provides access to support services for older adults in New York City. “JASA is proud to be part of this unique collaboration and to make this beautiful new building a fresh start and welcoming home for so many older adults.”

Designed by Bernheimer Architecture, the building’s vibrant façade features a mix of black and yellow masonry, a punched window system with PTAC cooling units, and an inviting entryway. At the rear elevation, the façade is dark gray without the yellow brickwork.

In addition to residential area, the building also houses a 3,600-square-foot community facility and social service space, a second-floor garden, a fitness center, laundry facilities, and a 2,500-square-foot landscaped terrace with seating and pergola shading.

“Bernheimer Architecture’s team designed the building to be a strong presence along Southern Boulevard, one that opens to the street, connects to the neighborhood, and is welcoming to its residents,” said Bernheimer Architecture principal, Andy Bernheimer. “We are thrilled to have worked with this development team, to serve an in-need population, and to contribute to the growth of the Bronx.”

  5. I looked at the first photo three times before I realized that overhang at the top is the el and not part of the design. LOL

  6. Yes, the EL will keep the building in shadow.

    It is not shadows you have to worry about with a busy elevated track.
