Demo Permits Make Way for SLCE-Designed Tower at 270 West 96th Street on the Upper West Side

Demo permits have been filed for 270 West 96th Street on Manhattan’s Upper West Side, the future site of a 23-story mixed-use tower designed by SLCE Architects. Located between West End Avenue and Broadway, the 2,850-square-foot lot is currently occupied by a two-story commercial building built in 1910. Fetner Properties is listed as the owner behind the application.

Construction permits filed in March 2021 detail 115,630 square feet of residential space and 8,961 square feet of community facility space in the 235-foot-tall development. Yielding 171 units, residences will most likely be rentals with an average unit scope of 676 square feet. According to I Love the Upper West Side, approximately 40 percent or 68 units will be permanently affordable and designated for low- to middle-income residents earning up to 50, 70 and 130 percent of the area median income.

270 West 96th Street is one block north of the 96th Street subway station, serviced by the 1, 2, and 3 trains.

Additional demo permits have been filed for 268 West 96th Street, the adjacent lot that is part of the parcel. South Bay Engineering is the applicant of record.

  2. The design has not evolved from first being revealed a year ago or so….it’s decent infill but could be more articulate or even better. One would guess minimal architectural fees were applied to this project that will now stand for 100 years.

    • …not to mention, if anyone actually looked at the site: the available views to the Hudson on the west side of the tower portion should be much more highly marketable and desirable…..no attempt to capture the view with a solid brick wall….and it appears there is space between this building and the existing WEA building.

      • If you squint you can see that they are trying to echo handsome classic buildings of the UWS. Looks like a stripped down, bland , value engineered, forgettable building. , If there is interesting brick/febestration/other, I’ll take another look.

  3. SLCE should never be allowed to design a building by themselves. Low fees= no talent architects= more crappy “infill” schlock plugging up the city.

    This is just a huge pile of blech. So sad, given the very nice work by ODA right around the corner.

  5. Given its prominent location and good transit access, this building should really be double the planned size.
