Affordable Housing Lottery Launches for 1089 President Street in Crown Heights, Brooklyn

The affordable housing lottery has launched for Bedford Union Armory, an eight-story residential building at 1089 President Street in Crown Heights, Brooklyn. Developed by BFC Partners, the structure will yield 60 units. The first phase of the lottery is available on NYC Housing Connect and includes 55 units for residents at 30 to 60 percent of the area median income (AMI), ranging in eligible income from $14,778 to $88,800.

“We are excited to launch Phase 1 of the affordable housing lottery in Building 2 of the Bedford Union Armory,” said Joseph Ferrara of BFC Partners. “At a time when Central Brooklyn is struggling to recover from the pandemic, these 60 deeply affordable units will provide substantial opportunity to our neighbors. BFC Partners is proud to provide such a resource for the Crown Heights community- this is just the beginning.”

Amenities include bike storage lockers, an elevator, security cameras, and a recreation room. Units will have dishwashers, washers and dryers, and energy-efficient appliances. Half of the apartments will be set aside for Community Board 9 residents and five percent will be set aside for NYC employees.

At 30 percent of the AMI, there are two studios with a $367 monthly rent for incomes ranging from $14,778 to $28,650 and two two-bedrooms with a $575 monthly rent for incomes ranging from $22,903 to $38,670.

At 40 percent of the AMI, there are two studios with a $524 monthly rent for incomes ranging from $20,160 to $38,200; two one-bedrooms with a $667 monthly rent for incomes ranging from $25,338 to $42,960; and two two-bedrooms with a $810 monthly rent for incomes ranging from $30,960 to $51,560.

At 50 percent of the AMI, there are two studios with a $680 monthly rent for incomes ranging from $25,509 to $47,750 and four one-bedrooms with a $863 monthly rent for incomes ranging from $32,058 to $53,700.

At 60 percent of the AMI, there are six studios with a $837 monthly rent for incomes ranging from $30,892 to $57,300; 24 one-bedrooms with a $1,058 monthly rent for incomes ranging from $38,743 to $64,440; eight two-bedrooms with a $1,280 monthly rent for incomes ranging from $47,075 to $77,340; and one three-bedroom with a $1,472 monthly rent for incomes ranging from $54,412 to $88,800.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 25, 2021.
