Façade installation is progressing on Lotus 315, a 17-story residential building at 260 South Harrison Street in East Orange, New Jersey. Designed by INOA Architecture and developed by Blackstone 360, the roughly 300,000-square-foot structure will yield more than 200 units, amenity spaces, and a 215-vehicle below-grade parking structure.

The mix of units will range from studios up to two-bedroom residences.

The building’s silhouette resembles a rounded wedge that slowly narrows inward from the ground floor to pinnacle. The façade at the front elevation takes on a rounded, undulating form that cascades increasingly inward with each floor. Both the front and rear elevations will include recessed balconies for select units.

To accommodate the unconventional massing and varying floor plates, the structural system comprises high-strength concrete and sloped columns that are still viewable in portions of the building that are not yet enclosed.

Completion was originally slated for the end of 2020, but some time closer to the end of 2021 or early 2022 is likely at this point.

  1. Will there be a Fire Safety Manager at this location?

  2. Hi, this is not Lotus 315. This is Allure 258. Lotus 315 was completed in 2019. Feel free to get in touch with me for any further comments or corrections.

  3. Just hope I can afford an apartment. I would love to move back home. The parking situation also sweetens it. Because you know, East Orange doesn’t want to get rid of its overnight parking rules on certain streets.

  4. should be beautiful when completed…very modern and artistic in design

THE NAME OF THE BUILDING IS NOT “315 LOTUS” THATS ALREADY COMPLETED AT 315 SOUTH HARRISON STREET. THE CORRECT NAME OF THIS BUILDING IS “ALLURE 260″……BUILT BY BLACKSONE 360. THEY BUILD THE MOST MODERN ARCHITECTURAL DESIGN BUILDINGS… ALL BUILDING LOOK DIFFERENT FROM EACH OTHER BUT BEAUTIFUL, CLEAN, ARTISTIC AND VERY MODERN…

  7. Love the fluid design by the architect.! Well done Murat!
Concrete layout is challenging as floors don’t align. Great job by the concrete team!

Will it have select apartments that offer affordable rent for seniors and others who qualify?

Also, will there be a showcase apartment for public viewing?

  13. I have been watching the unfolding of this building for the past 18 months and Invisioned myself there. Can’t wait to see the appartment set up. Do have
Senior programs available? Would like a tour or invite to open house.

  14. This structure is so elegant, and perfectly designed.
