Permits have been filed for a ten-story mixed-use building at 305 First Avenue in Gramercy, Manhattan. Located at the intersection of East 18th Street and First Avenue, the corner lot is three blocks north of the First Avenue subway station, serviced by the L train. Minrav Development under the 305 First Avenue Owner LLC is listed as the owner behind the applications, after acquiring the site in early 2020.

The proposed 116-foot-tall development will yield 68,657 square feet, with 49,835 square feet designated for residential space and 5,486 square feet for commercial space. The building will have 50 condominium residences, with an average unit scope of 996 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

SLCE Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. I do not care what the maps say, but this is NOT Gramercy. It is directly across the street from Stuyvesant Town and 1 block from Stuyvesant Square. Call it either of those, but this is not the Gramercy neighborhood and never has been.

  2. There are large vacant parcels of land in Manhattan? Who would have known!
