Developers have revealed proposals to construct a new five-story mixed-use building at 900 Castle Hill Avenue in the Unionport section of The Bronx. However before construction can proceed, city officials will need to approve zoning amendments to allow for increased residential density and multiple commercial spaces.

While mostly vacant, the property is partially occupied by a two-story residential property originally constructed in 1899. If approved, the new building will comprise 40,944 buildable square feet. The anonymous developer responsible for the property is listed as 510 East Realty Inc. The lead architect has not been announced.

Specific components include approximately 35,000 square feet of residential area, two commercial suites totaling 3,700 square feet, and an unspecified community facility that will occupy 2,500 square feet.

The residential component will eventually include 35 rental units including a mix of studio apartments up to three-bedroom homes. The select units on the fourth and fifth floors will include private outdoor space.

In a recently completed Environmental Assessment Statement, the New York City Department of City Planning has determined that the project will not result in significant adverse environmental impacts on the surrounding neighborhood. This includes impacts on air quality, the introduction of hazardous materials and noise as a result of construction, shadows cast by the proposed structure, and overall impacts on the surrounding streetscape.

Pending approvals, the new structure could be completed as early as 2023 following about 22 months of construction.
