Permits have been filed for an eight-story mixed-use building at 449 Chester Street in Brownsville, Brooklyn. Located between Riverdale Avenue and Newport Street, the lot is one block south of the Rockaway Avenue subway station, serviced by the 2 and 3 trains. L + M Development Partners is listed as the owner behind the applications.

The proposed 84-foot-tall development will yield 173,577 square feet, with 152,069 square feet designated for residential space and 1,895 square feet for community facilities. The building will have 175 residences, most likely rentals based on the average unit scope of 868 square feet. The concrete-based structure will also have a cellar and 22 enclosed parking spaces.
