Permits have been filed for a six-story residential building at 41-26 44th Street in the Sunnyside neighborhood of Queens. The site is five blocks from the 46th Street subway station, serviced by the 7 trains. Stella Chen of Lotus 89 LLC is behind the applications.

The 70-foot tall structure will yield 11,625 square feet, with 10,000 square feet dedicated to residential use. Eleven apartments will be created, averaging 909 square feet apiece, which could indicate rentals or condominiums. Tenants will have a lobby and accessory storage.

Studio C Architects are listed as responsible for the design. Their most notable project currently underway in New York City is the 14-story office building rising at 100 East Broadway, in Chinatown.

Demolition permits have not been filed yet, and the estimated completion date has not been announced.
