Permits have been filed for a six-story residential building at 2116 Colonial Avenue in Middletown-Pelham Bay, The Bronx. The site is two blocks away from the Pelham Bay Park Station, end of the line for the 6 trains and located at the southern corner of the largest park in New York City, Pelham Bay Park. Fred Lumaj is listed as the developer.

Badaly Architects are responsible for the design. The elevation provided shows a typical masonry structure with classical motifs lining the first floor. Two terraces will be attached to floors three through six, decorated with a geometric patterned iron wrought railing.

The 56-foot tall structure will yield 13,900 square feet, with 12,850 square feet dedicated to residential use. 16 apartments will be created, averaging 800 square feet apiece, indicating rentals. Tenants will have access to a recreational area and laundry.

Demolition permits have been filed for the existing single-story structure. Completion is expected by 2021.

  3. I am wondering what we have to do to halt these large buildings in an area suffering from NO AVAILABLE STREET PARKING LEFT???

  4. And to top it off this is not a 4×8. This is a 4×16 units. They are making them bigger now.

  5. And Badaly does not make nice looking buildings. They use no imagination.

    How can a single family home now be a 16 apartment building. Don’t the neighbors matter.

    • The mayor wants higher density housing due to the “housing crisis” in NYC and since many can’t afford to buy single family homes nowadays. Developers are all too happy to oblige him with these monstrosities; I appreciate this area because of all the single family (some multi family homes) has a suburban look/feel without actually being in the suburbs. It appears this is going to be the trend for a while unfortunately.
