Permits have been filed for a six-story mixed-use building at 695 Thwaites Place, in the Allerton neighborhood of The Bronx. The site is two blocks away from the Pelham Parkway subway station, serviced by the 2 and 5 trains. Four blocks away is the New York Botanical Garden park, connected with the Bronx Zoo. Volmar Construction will be responsible for the development.

The 62-foot tall structure will yield 35,040 square feet, with 1,725 square feet dedicated to medical facility use, 5,160 square feet for ground-floor commercial-retail use, and 24,420 square feet for residential use. 36 apartments will be created, averaging 678 square feet apiece, indicating rentals.

Tenants will have access to an outdoor recreational terrace on the fifth floor, and a ground-floor lobby. In the cellar, there will be a laundry room and storage for 19 bicycles.

RKTB Architects will be responsible for the design.

The lot is currently vacant, meaning construction can begin as soon as the permits are approved. The estimated completion date has not been announced.

Thwaites Place is not in Allerton. It’s in Pelham Parkway.
