Permits have been filed by an anonymous LLC for a new three-story commercial building at 1 Park Row, in the Financial District. The site is in a prime location for retail, with proximity to the Fulton Street Station, the World Trade Center’s Oculus transit hub, as well as several other subway stops for just about every subway line that runs through Manhattan. The site is right on the southern tip of Steven Flanders Square, home to City Hall.

The 52-foot tall structure will yield a total 21,500 square feet. Fogarty Finger is designing the project. Their previous work exemplifies contemporary design, restrained interiors, and generally features masonry façades. The permit does not specify any specific type of retail for the development

Demolition permits were filed for the existing six-story building on Friday. The structure formerly at the site has had issues retaining occupants and was regularly home to a Halloween shop. The estimated completion date has not been announced.
