Reveal for 195 Clarkson Avenue, Prospect Lefferts Gardens

Back in July of 2015, YIMBY reported on the initial new building applications for 195 Clarkson Avenue, in Brooklyn’s Prospect Lefferts Gardens neighborhood. Since then, the project has seen some substantial changes, and today, we have the reveal for its updated design, created by AB Architekten.

The new building will span 19,965 square feet, and within that, there will be 29 rental apartments. There will also be 11 parking spots on the ground floor.

Back in the initial post on new building applications, YIMBY included a previous rendering for the site, which depicted an extensive number of balconies. Those have been removed entirely from the latest version, resulting in a substantially more streamlined facade that appears to be faced in masonry. The envelope of the structure has remained unchanged.

Besides improving on the design, the renderings also show a lack of the PTAC units that dominate most every rental development coming to the Outer Boroughs. Whether this translates into reality remains to be seen, but if it does, it would certainly be a welcome respite from the scourge.

The 50-foot-wide site is being developed by Astral Weeks, and was created by combining two adjacent lots, purchased in sum for $2,425,000 in June of 2015. The 2 and 5 Trains’ Winthrop Street stop is just two and a half blocks away.
