With Harlem’s 125th Street seeing a proliferation of new developments in recent years, it should come as no surprise that twenty blocks to the north, the 145th Street Corridor is also growing once again. Building applications have been filed for an eight-story building at 210 West 145th Street, between Frederick Douglass Boulevard and Adam Clayton Powell Jr Boulevard, on a lot that is currently vacant.

Aufgang Architects is the architect of record, and Michael Callaghan of Exact Capital is listed as the developer. The total construction area will span 67,826 square feet, and within that, there will be a church spanning 3,540 square feet on the cellar and ground floor, retail space measuring 6,099 square feet on the ground floor, and 49,919 square feet of residential space from floors one through eight.

The cellar will also have a 29-car parking garage. The residential will be divided amongst 72 units, and at an average size of under 700 square feet, rental apartments appear likely.

While we don’t have a look at Aufgang Architects’ plans for the site, we do have renderings from what appears to be a previous iteration, designed by Body Lawson Associates. If the actual plans look anything like the preliminary version, the envelope should hug the sidewalk and enhance the block’s urban fabric quite nicely; beyond that, the project’s limited height means it won’t make any impact on the skyline, though its retail component will certainly enliven the streetscape.

No completion date has been formally announced, but with the lot already vacant, it would appear to be shovel-ready.

  3. I pass that way to return to Bronx via 145th street bridge. There has been plenty of improvements on that block.

  4. Growing up in Sugar Hill, going past St. Nicholas Avenue East has always been like going to the graveyard. So this is a welcome change.

  5. Just hope they give the people that lived in the area an opportunity to live in the building.
