Permits Filed: 275 Pacific Street, Boerum Hill Condos

One of the last undeveloped properties along Smith Street in Boerum Hill will likely become condos. A new building application was filed yesterday for a four-story apartment building with ground floor retail at 275 Pacific Street, on the corner of Smith.

Plans call for four apartments spread over 19,147 square feet of space, for an impressive average unit size of 4,786 square feet. Apartments that large will definitely be condos.

One apartment would sit at the back of the first floor, and 4,900 square feet of retail would take up the front, along Smith Street. Then the second, third and fourth floors would hold one unit each. The development will also have a 314-square-foot parking lot with two spaces.

A parking lot currently occupies the prime corner, and it shares a tax lot with a neighboring four-story apartment building from the early 1900s.

The owner is Barbara Costa, whose family has owned the property since the early ’80s, according to city records. Engineer Stephen Schneider filed the permit.

  1. Unfortunately there are quite a few other empty stalled projects on Smith besides from vastly underutilized one. Corner of Douglass and corner of Degraw are the empty spaces. Plenty of one story buildings spanning the strip.
