In September, an undeniably flashy proposal to modify an Upper East Side rowhouse went before the Landmarks Preservation Commission. It was not well-received. Last Tuesday, a scaled-down version won over the commissioners and work can now proceed at 210 East 62nd Street.
The growing Latino and Asian immigrant population in Elmhurst is fueling a construction boom in the central Queens neighborhood. The latest evidence: an application for a new apartment building at 87-12 58th Avenue, near the Woodhaven Boulevard stop on the M and R trains.
Construction is reportedly getting underway on the six-story, 29-unit residential building under development at 61 Newkirk Street, in the Journal Square section of Jersey City. The condominium project will measure roughly 34,000 square feet. Titanium Realty Group and Old City Investment Partners are the developers. Kushner Studios is behind the architecture. The project was recently granted a five-year tax abatement, Jersey Digs reported. A construction timeline has not been disclosed.
An anonymous Sunnyside-based LLC has filed applications for a four-story, six-unit mixed-use building at 87-35 162nd Street, in Jamaica Hills. The project will measure 8,078 square feet and include 556 square feet of medical offices on the ground floor, plus additional space in the cellar. The residential units on the floors above should average 893 square feet apiece. Djula Lukovic’s Astoria-based architecture firm is the architect of record. The 40-foot-wide, 4,000-square-foot lot is occupied by a two-story house. Demolition permits have not been filed.
The City Council is trying to drag the Board of Standards and Appeals—the agency that decides zoning changes for many New York City developments—into the 21st century. The council’s Government Operations committee spent yesterday afternoon discussing bills that would force the agency to post zoning applications and decisions publicly, create a map of those decisions, and keep community boards and council members in the loop on applications.
