Twin Two-Unit Residential Buildings Coming To 1460 Blake Avenue, East New York

In the borderlands of East New York and Lindenwood, where Brooklyn meets Queens, property owner Luz Perez Ortiz has filed applications for two two-family residential buildings at 1460-1462 Blake Avenue. The development would measure 7,272 square feet in total, and its four residential units would average a spacious 1,818 square feet apiece. Each structure would rise three stories in height, although units would be located on the upper two levels only. The neighborhood, dubbed The Hole, is frequently subject to flooding and is severely disinvested in by the city. The site, however, is located just west of the most sunken streets, some of which are 30 feet below grade. Felix Tambasco’s Brooklyn-based Sears Tambasco Architecture is the applicant of record.

Back in 2009, photographer Nathan Kensinger visited a neighborhood along the Brooklyn-Queens border that locals call “The Hole.” The small, neglected triangle between East New York, Howard Beach, and Lindenwood sits 30 feet below grade and only a few feet above the water table, and its abandoned development sites became reputed dumping grounds for Mafia hitmen. But new development is finally is finally coming to the area just south of The Hole. A new building application was filed to erect a four-story apartment building at 149-27 78th Street, on a large collection of vacant lots bordered by Loring Avenue, 78th (or Sapphire) Street, 79th Street and Stanley Avenue.

Whitestone-based Zankera Construction Inc. has filed applications for 10 three-story, multi-family residential buildings spanning 149-21 – 149-39 78th Street, in Lindenwood, directly east of Brooklyn’s Cypress Hills. The development will total 30 residential units — three per building — across 35,690 square feet of space, making for spacious average units of 1,190 square feet. Platonic Solids Architecture is designing, and the swath of land is currently vacant.

Retail & Office Hub At 78-01 Linden Boulevard Slated For Completion By 2016, Lindenwood

Bawabeh Realty Holdings is currently constructing a multi-building, 250,000 square-foot commercial hub — dubbed Linden Center — at 78-01 – 79-99 Linden Boulevard, in Lindenwood, Queens. There will be two double-story buildings and another single-story structure. The complex is currently 70% leased, with more than 18 retail leases, including a 45,000 square-foot LA Fitness. A small office portion is also planned, and completion is expected by 2016, according to The Real Deal.
