The proposed East New York rezoning is already drawing new development to the area near Broadway Junction, like a new hotel planned at 100 New Jersey Avenue in the shadow of the elevated J train tracks in Cypress Hills, East New York’s northern section.
Affordable housing developer Phipps Houses is in contract to acquire the 300,000 square-foot, block-long property at 3301 Atlantic Avenue, in eastern Cypress Hill, for $38 million. The existing low-rise factory building is burnt-out following a fire in 2012.
Henry Ausch has filed applications for four multi-family buildings, each rising four stories, at 1746 Linden Boulevard and 713-715 Snediker Avenue in East New York, a block away from the New Lots Avenue subway stop on the L line. The same developer filed for 67 residential units on the same block in March. The all-residential development will total 32 units and 22,520 square feet, and Karl Fischer is designing. An existing warehouse must first be removed.
Brokelyn spotted the incoming 223 affordable units becoming available at the affordable mixed-use development dubbed Livonia Commons, with buildings at 491 Sheffield, 494 Sheffield, 494 Georgia, and 481 Williams Avenues, in East New York. L+M Dev. Partners and Dunn Dev. Corp. are the developers, and retail space will measure 16,000 square feet. Completion is expected in the beginning of 2016.
