Four-Story, Seven-Unit Mixed-Use Building Planned At 2414 Hughes Avenue, Belmont

Property owner Eleen Nihan has filed applications for a four-story, seven-unit mixed-use building at 2414 Hughes Avenue, in Belmont, located four blocks south of Fordham University’s Rose Hill campus. The structure will encompass 5,837 square feet and will include a 312-square-foot doctors office on the ground floor. The residential units should average 643 square feet apiece, which means rental apartments are in the works. Mohammad Badaly’s Mount Vernon, N.Y.-based Badaly Architects is the architect of record. The site’s existing two-story wood-framed house must first be demolished.

St. Barnabas Hospital Plans Two Tower Residential Complex at 4507 Third Avenue in the Bronx

Last September, L+M Development filed plans for a 12-story affordable rental building on a vacant lot next to St. Barnabas Hospital in the Belmont section of the Bronx. Now the hospital is developing a large residential project with two towers on another empty plot at 4507 Third Avenue, between 182nd and 183rd streets.

Market-rate development is finally returning to Belmont, a neighborhood just south of Fordham University in the northeastern Bronx. Yesterday, developer Gac Haxhari filed applications for an eight-story market-rate building at 2118 Mapes Avenue, between East 180th and 181st streets, which is two short blocks from Bronx Park.

Permits Filed: 86-Key Hotel at 4729 Third Avenue, Belmont

Plenty of hotels are cropping up in the South Bronx, but new hotels rarely arrive in northern Bronx neighborhoods like Belmont or University Heights. That appears to be changing with a filing for an eight-story hotel at 4729 Third Avenue in Belmont, just south of the Fordham University campus.

Thanks to Fordham University at its northern edge and a relatively stable community of Italians, Albanians, and Puerto Ricans, Belmont remains an attractive place to develop market-rate housing in the Bronx. YIMBY has noticed a handful of new rental projects there in the last year, and now we can add another one to the list.

Four-Story, Eight-Unit Residential Building Coming To 2110 Hughes Avenue, Belmont

Property owner Yair Bohadana, based in Morrisania, has filed applications for a four-story, eight-unit residential building at 2110 Hughes Avenue in Belmont, a few blocks away from the Bronx Zoo. The building will measure 5,520 square feet in total, and units will average a rental-sized 690 square feet each. The two fourth-floor units will also share an upper-level mezzanine, bringing the building’s roof to 51 feet. Queens-based Gerald Caliendo is the architect of record, and the site’s four-story predecessor was demolished by the HPD in 2001.

12-Story, 133-Unit Mixed-Use Building Filed At 4439 Third Avenue, Belmont

L+M Development and Hornig Capital Partners have filed applications for a 12-story, 133-unit mixed-use building at 4439 Third Avenue in Belmont, between East 181st and 182nd Streets. All of the residential units will rent at below-market rates, and average a relatively spacious 955 square feet apiece. Another 11,425 square feet of communal facility space will operate on the ground floor, and Dattner Architects is designing.
