Two Six-Story, 88-Unit Extended-Stay Hotels Filed at 150 East 185th Street, Belmont

Nehalkumar Gandhi, doing business as North Bergen, N.J.-based Ratan Realty, has filed applications for two six-story, 88-unit extended-stay hotels at 510 East 185th Street, in the West Bronx’s Belmont section. One of the buildings will measure 43,895 square feet while the other will measure 53,340 square feet. Across both, there will be a total of 121 hotel rooms located on the ground through third floors, and 55 apartment-hotel units located on the fourth through sixth floors. Amenities include off-street parking for 20 cars, storage for 34 bikes, laundry facilities, meeting rooms, fitness centers, and breakfast areas in the cellars. Michael Kang’s Flushing-based architectural firm is the architect of record. The 21,411-square-foot site, bound by Bassford and Bathgate avenues and East 185th Street, is currently occupied by a single-story warehouse. Demolition permits were filed in April. The site is six blocks south of Metro-North Railroad’s Fordham station.

Details and a rendering have been revealed for a seven-story, 82-unit affordable residential building planned at 775 Crotona Park North (a.k.a. 1784 Prospect Avenue), in the West Bronx’s Tremont section. Dubbed Crotona Senior Residences, it will comprise entirely of affordable housing geared specifically to LGBT seniors (although all elderly people, regardless of orientation, will be allowed to apply), Welcome2TheBronx reported. It will also include a supportive facility with services for residents in the building and around the community. New building applications have not yet been filed, but Magnusson Architecture and Planning is the design architect.

Bronx-based property owner Joseph Zeolla has filed applications for two three-story, two-unit mixed-use buildings at 1228-1230 Prospect Avenue, in the West Bronx’s Longwood section. The southern building will measure 2,812 square feet, while the northern one will measure a slightly larger 3,026 square feet. Both will contain ground-floor retail space, measuring 1,372 square feet and 1,418 square feet, respectively, with the residential units located above. Across the entire project, the full-floor units should average 760 square feet apiece, indicative of rental apartments. Kenneth H. Koons’s Bronx-based architectural firm is the architect of record. The 46-foot-wide, 2,903-square-foot plot is currently vacant. The Intervale Avenue stop on the 2 and 5 trains is located four blocks away.

East Harlem-based Morrison Zhu Goodman Realty Group has filed applications for two eight-story, 12-unit residential buildings at 1525-1527 Bryant Avenue, in the West Bronx’s Longwood section. Each of them will measure 14,325 square feet, and across both, their residential units should average 715 square feet apiece, indicative of rental apartments. Amenities include bicycle storage, laundry facilities, recreational rooms, and rooftop terraces. Midtown South-based Node Engineering & Consulting is the applicant of record. The 50-foot-wide, 5,000-square-foot plot consists of a vacant plot and a two-story townhouse, for which demolition permits were filed in May. The developer is in the process of subdividing the site into two tax lots. The Freeman Street stop on the 2 and 5 trains is located five blocks away.

Yonkers, N.Y.-based Llesh Lulaj has filed applications for a four-story, 10-unit residential building at 2250 Bassford Avenue, in the West Bronx’s Belmont section. The structure will encompass 8,143 square feet and its residential units should average 714 square feet apiece, indicative of rental apartments. There will be two units on the ground floor, followed by three units each on the second and third floors, topped by two units across the fourth floor and an upper penthouse level. Fernando Geremia’s Pelham, N.Y.-based Fred Geremia Architect & Planners is the architect of record. The 2,603-square-foot plot is currently vacant. It’s located about an eighth of a mile from the 182nd-183rd Streets stop on the B/D trains.
