Shimon Kaufman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, seven-unit residential building at 836 Monroe Street, in Ocean Hill, located two blocks from the Gates Avenue stop on the J/Z train. The structure will measure 6,749 square feet and its residential units should average 714 square feet apiece, indicative of rental apartments. There will be two units each floor on the ground and second levels, followed by two units spanning across the third floor and a mezzanine level, and a single unit on the fourth floor. Boaz Golani’s Brooklyn-based BMG Design Build is the architect of record. An existing three-story townhouse must first be demolished.

The project will encompass 7,304 square feet and its residential units should average a rental-sized 686 square feet apiece. Each floor will host two apartments, although the fourth floor pair will feature space in an upper mezzanine level and a roof deck. Boaz M. Golani’s Hudson Valley-based BMG Design Build is the architect of record. The 28-foot-wide, 2,781 square-foot lot is currently vacant.
