While two megaprojects, Astoria Cove and Hallets Point, inch toward reality in western Astoria, smaller developers have begun to eye the little peninsula that juts out into the East River, just south of Astoria Park. One such builder, Dr. Baldhevai Patel, hopes to build a six-story mixed-use development at 23-36 4th Street, between 26th and 27th Avenues.
A vacant lot in Brooklyn’s Clinton Hill neighborhood will be no more. On Tuesday, the Landmarks Preservation Commission approved a new building for 145 Gates Avenue (at the corner of Grand Avenue). The structure will be a three-story house (four with the cellar) with four bedrooms in the Italianate style.
Much like City Island, Throgs Neck and its traditionally middle class Irish and Italian community resisted the abandonment and disinvestment that swept across the Bronx in the ’70s and ’80s. And even as property values have risen in the southeastern Bronx neighborhood, a 2004 rezoning has stunted most new construction. But one developer has found a way to make the restrictive zoning work for him and filed plans for five new townhouses at 2626-2634 Miles Avenue.
While Alma Realty and the Durst Organization are starting to reshape the Astoria waterfront with their megaprojects on Hallets Point and Vernon Boulevard, smaller developments have started to appear on the sleepy western edge of Astoria near Socrates Sculpture Park. Developer DK Real Estate Group has filed a new building application for a skinny eight-story, 15-unit building at 14-35 Broadway, between 14th and 21st Streets.
A Queens-based movie studio plans to build two new production facilities at 801 Colgate Avenue and 1410 Story Avenue in Soundview, right along the Bronx River waterfront in the southeastern part of the borough.
