Eric Ho, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, 17,354-square-foot mixed-use commercial building at 11 Bay 20th Street, in Bath Beach. There will be 4,238 square feet of retail space across the ground floor, followed by a 179-child daycare center on the second and third floors. There will also medical offices in the cellar. Timothy Li’s Brooklyn-based TLI Architect is the architect of record. The 60-foot-wide, 5,800-square-foot property is currently occupied by a two-and-a-half-story, three-family house. Demolition permits were filed in May. The 18th Avenue stop on the D train is located a block away.

Two Three-Story, Three-Unit Residential Buildings Filed at 206-210 Bay 29th Street, Bath Beach

Richard Napolitano, doing business as an anonymous Brooklyn-based LLC, has filed applications for two three-story, three-family residential buildings at 206-210 Bay 29th Street, in Bath Beach, located four blocks from the Bay Parkway stop on the D train. Each structure will measure 4,004 square feet, and the development’s full-floor units should average 1,001 square feet apiece, indicative of condominiums. There will also be a total of four off-street parking spaces. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 60-foot-wide lot is currently occupied by a two-story, wood-framed house. Demolition permits were filed in January.

Tai W. Liu, head of an anonymous LLC, has filed applications for a six-story, 10-unit mixed-use building at 16 Bay 25th Street, in Bath Beach, right around the corner to the D train’s stop at 20th Avenue. The building will measure 16,376 square feet in total, and will feature 2,115 square feet of retail space on the basement level, in addition to 3,638 square feet for a day care on the first floor. Residential units above will average 1,062 square feet, and Chinatown-based H2 Consulting is the applicant of record. Demolition permits were filed for the existing two-story, two-unit building in July.


2335 Bath Avenue

Three-Story, 12-Unit Residential Project Filed At 2335 Bath Avenue, Bath Beach

Sammy Aranbayev, operating under an anonymous LLC, has filed applications for a three-story, 12-unit residential building at 2325-2335 Bath Avenue, in Bath Beach, six blocks from the D train’s Bay Parkway stop. The building will measure 13,170 square feet, which means units will average nearly 1,100 square feet. New Jersey-based Schneider Associates is the applicant of record, and the existing auto-body repair shop was filed for demolition in July.
