A new rendering has been revealed for 37 West 66th Street, a forthcoming 25-story mixed-use residential building on Manhattan’s Upper West Side. Designed by Stephen B. Jacobs Group and developed by Extell Development, the 355-foot-tall structure will span 384,962 square feet and yield 158 condominium units with an average scope of 1,218 square feet. The project will also include 192,481 square feet of commercial space. The property is located between Central Park West and Columbus Avenue.

The project is part of Extell’s redevelopment of the block formerly occupied by ABC’s studios and offices, and will rise to the east of the planned 1,200-foot residential supertall by Robert A. M. Stern Architects at 77 West 66th Street.

The rendering looks northwest at the tower, previewing a rectangular massing with cutout corner balconies and stepped setbacks with terraces on its upper levels, culminating in an Art Deco-inspired crown. The façade will be composed of warm limestone surrounding a grid of floor-to-ceiling windows. The ventilation grills on the lower levels and the window spandrels on the eastern face will feature ornamentation matching the aesthetics of the crown. Canopies and awnings will extend over the entrance and commercial frontage.

Excavators and piling machines are currently in use at the site, which has been partially unearthed. The southern façade of the abutting structure to the north was removed during the demolition of the ABC complex, exposing its concrete and steel superstructure.

The nearest subway from the ground-up development is the 1 train at the 66th Street station to the west at the intersection of Columbus Avenue and Broadway. Lincoln Center and Central Park are within close walking distance of the site.

37 West 66th Street’s anticipated completion date is slated for December 2029, as noted on site.

  1. Definite improvement.

This is a nice neo-Deco structure, though it seems that the side should be the front. I suppose this is for its appearance from the park. The tower part of the ABC Studios was attractive, and I am sorry to see it go.

  3. Yawn.

  4. An unsightly mishmash of the cheapest versions of multiple architectural styles. Garbage. Expect nothing less from Extell.

  5. The crown rests easily here..

  6. Nah, this is great; I love the move away from the Pre-War RAMSA clones and into something that really connects with many of the buildings in the area. I’m a big neo-deco fan!

  7. I was going to say that this seemed much smaller than I expected, and then saw the note that said it’ll be adjacent to the 1,200′ tower!

  8. Not the best….but quite nice overall. And a major improvement!

  9. I thought the buildings were all going to be much taller in this area.

    • Don’t worry your little self, soon they’ll be a 1200′ RAMSA designed tower right here on the western end of this same block, tall enough?

  10. Any idea of what they are doing with the adjacent west 67 street building?
There are also no real plans made public for the corner 1200 foot super tall
NB. Special zoning given to ABC for their headquarters passed through to new building- allowing midtown zoning in perpetuity for this site

This is better than what Extell usually throws up. I’m wondering if the facade will look flat and cheap. We will find out.
