Construction is complete on Paseo on Fifth, a two-building mixed-use residential complex at 50 and 55 Paseo Place in Park Slope, Brooklyn. Designed by SLCE Architects and developed by William Macklowe Company, the 300,000-square-foot project consists of a six-story building at 55 Paseo Place and a smaller four-story structure at 50 Paseo Place, separated by a landscaped pedestrian corridor. The development yields 180 rental units in studio to two-bedroom layouts, as well as 45,000 square feet of commercial and retail space and a 25,000-square-foot Lidl supermarket. The 1.8-acre property is bounded by 5th Avenue, Baltic Street, and Gregory Place.

Both structures were fully built out since our last update in September 2023, when 50 Paseo Place’s steel superstructure was just starting to rise on the southern end of the lot and 55 Paseo Place had yet to reach street level. The following photos show the completed look of the exteriors, which begin with of gray paneling and floor-to-ceiling windows on the ground floors and transition to red brick for the residential levels. Thin red cornices line the roof edges and setbacks, which are topped with terraces. String lights extend over the corridor between the buildings, where retail tenants including Wells Fargo and Planet Fitness have begun operating.

Durukan Design served as the interior designer for the homes, which come with light oak wide-plank flooring, stainless steel kitchen appliances, quartz countertops, and soft-close drawers. Primary bathrooms are fitted with rainfall showerheads, Duravit deep soaking tubs, Toto toilets, Grohe faucets and tiles, and vanities with mirrors and starlight chrome fixtures. All apartments come with in-unit washer and dryers, and select residences feature a private terrace.

Residential amenities include a package room with Carson-controlled access, a fitness center and yoga studio, a coworking lounge with private pods and a conference room, a children’s playroom, and an entertainment lounge featuring a bar. There is also a second lounge with a pool table, a library, craft studio, a landscaped courtyard and second-floor terrace, and a rooftop deck with barbecue areas.

The complex also features a 139-vehicle parking garage, located along Gregory Place in 55 Paseo Place. The garage offers valet service and electric vehicle charging stations with both short-term and monthly parking options.

Compass Development Marketing Group is handling leasing and marketing of the rental units. GreenBarn Investment Group, NTT UD USA Inc., and Rithm helped fund the development of the project.

The nearest subways from the ground-up development are the 2 and 3 trains at the Bergen Street station, and the 2, 3, 4, 5, B, D, N, Q, R, and Long Island Rail Road (LIRR) at the Atlantic Avenue–Barclays Center station.

I want to like this. The pedestrian corridor is so sterile and unwelcoming, like a suburban office campus. The complex is a bit better than average.

  2. So many projects would look better with a nice sidewalk space defining awning above the retail floor. Very few developments seem to want to do this anymore.
