Four New Residential Projects Coming to Corona and East Elmhurst, Queens

YIMBY recently checked in on the progress of four new residential projects in Corona and East Elmhurst, Queens. The developments are located near Northern Boulevard and will add 188 units to the neighborhoods. All four properties are within proximity of the 7 train at the elevated 111th Street station along Roosevelt Avenue.

Construction is finished on Astoria Towers II, an eight-story senior housing building at 32-10 111th Street by the corner of 111th Street and Astoria Boulevard in East Elmhurst. Designed by Aufgang Architects and developed by Essex Plaza Management, the structure yields 168 rental units, with 73 dedicated to affordable housing.

The 73 affordable units are for senior citizens earning 60 percent of the area median income (AMI), ranging in eligible income from $0 to $69,900. Residential amenities include common area Wi-Fi, a recreational room, package lockers, bicycle storage, an on-site laundry room, and on-site social services.

The building stands finished with a façade composed of light and dark gray brick with black metal cornices, and white EIFS. The massing features setbacks at the fifth and seventh stories, and the structure culminates in a flat roof. The entrance is located at the northeast corner.

Nearby on the southern edge of East Elmhurst, construction has topped out on 107-109 Northern Boulevard, a seven-story mixed-use building between 107th and 108th Streets. Designed by HWL Engineering for Liyi Zhu of 10709 Holding LLC, the 69-foot-tall structure will span 20,538 square feet and yield 14 rental units with an average scope of 893 square feet. The project will also include 8,032 square feet of commercial space, a cellar level, a 30-foot-long rear yard, and seven enclosed parking spaces.

The superstructure is shrouded in scaffolding and black netting as crews work to install the windows between blue insulation boards. The façade of gray and beige brick is also visible along the top level and eastern lot line wall. An outdated anticipated completion date is posted on site for summer 2024, however YIMBY expects work to finish around the end of the year. No finalized rendering was spotted.

One street to the south in Corona, work is complete on 107-17 34th Avenue, a four-story residential building at the corner of 107th Street and 34th Avenue. The 3,060-square-foot structure yields three full-floor homes with an average unit scope of 1,020 square feet. N.Y.-based Shahrish Consulting first filed permits for the project in 2016.

The rectangular structure is clad in red brick surrounding a grid of recessed windows with black frames. Metal railings line the roof and the bulkhead. Crews are currently in the process of refinishing the sidewalks.

Lastly, construction is rising on a four-story residential building at 34-25 109th Street near the intersection of 35th Avenue and 109th Street in Corona. Designed by Afshari Tork Pe PC for Golani Development Group, the structure will yield three full-floor apartments with an average unit scope of 1,075 square feet. Gillmore Management Group LLC is listed as the owner of the property, which is alternately addressed as 34-27 109th Street.

The first story of the superstructure has been built, and crews are starting to assemble the second story behind the wooden sidewalk fence. Gray brick is visible across the exterior walls, and various other materials are scattered across level two as work progresses. An outdated anticipated completion date is posted on site for spring 2026, however YIMBY expects work to conclude in early 2027.

The preliminary elevation diagram posted on site shows a setback with a terrace at the fourth story, and a pitched roof capping the structure. The irregular fenestration will include what appears to be a column of bay windows on the first and second stories.
