Permits have been filed for a four-story residential building at 1538 Silver Street in Westchester Square, The Bronx. Located between Williamsbridge Road and East Tremont Avenue, the lot is near the Westchester Square–East Tremont Avenue subway station, served by the 6 train. Aleksander Vilajeti of AV Group Corp. is listed as the owner behind the applications.

The proposed 37-foot-tall development will yield 7,408 square feet designated for residential space. The building will have 14 residences, most likely rentals based on the average unit scope of 529 square feet. The masonry-based structure will also have a penthouse, cellar, and a 30-foot-long rear yard.

Mohammad Badaly of Badaly Architects is listed as the architect of record.

Demolition permits were filed this month for the 2.5-story building on the site. An estimated completion date has not been announced.

    • You are correct. There is an obsession. Though correction – these are actually multi family homes. So the typical immigrant family could buy one of these and then rent out a portion – to help pay the mortgage – to someone of similar kind. That’s how enclaves formed and the beloved neighborhoods we know now. By destroying all these single and multi family homes it makes every area transient now. And it takes away the wealth building mechanism that generations of immigrants relied upon. Now only bid developers can build wealth. It’s a backwards idea indeed. For some reason everyone things all of NyC should be rentals. In many other societies even when they are dominated by apartments – people still own a majority of them. That builds healthy and secure neighborhoods and communities. Strangely people seem to be against it now in NyC. Many couples I know that live the city – once they have a second child “have to” move to the suburbs because family housing stock doesn’t exist the way it once did. Nor are there enough opportunities for them to own and build wealth. You can’t build a city of just bar hoppers. They have their place too – but you need balance.

    • It’s an old house that likely required significant investment to command the asking price of a single unit detached.

      There’s also massive demand for housing and it makes way more sense to tear down and build a new multi-unit at this location. If anything it’s too small.
