The affordable housing lottery has launched for Artifact No. 636, a 17-story residential building at 636 West 158th Street in Washington Heights, Manhattan. Designed by Morris Adjmi Architects and developed by Javier Martinez of Artifact Real Estate Development Company, the structure yields 120 residences. Available on NYC Housing Connect are 36 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $106,698 to $227,500.
Amenities include a dog park, dog washing station, bike storage lockers, gym, recreation room, rooftop terrace, sundeck, coworking space, common area Wi-Fi, package lockers, elevator, and virtual doorman. Residences are equipped with washers and dryers, air conditioning, hardwood floors, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, hot water, and heat.
At 130 percent of the AMI, there are four studios with a monthly rent of $2,900 for incomes ranging from $106,698 to $168,480; 27 one-bedrooms with a monthly rent of $3,200 for incomes ranging from $119,315 to $189,540; and five two-bedrooms with a monthly rent of $4,100 for incomes ranging from $155,452 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 5, 2026.
