Permits have been filed for a 16-story mixed-use building at 4388 Broadway in Fort George, Manhattan. Located between West 187th Street and Fairview Avenue, the lot is near the 191st Street subway station, served by the 1 train. Steven Westreich of Westorchard Management is listed as the owner behind the applications.

The proposed 150-foot-tall development will yield 200,635 square feet, with 199,521 square feet designated for residential space and 1,114 square feet for commercial space. The building will have 99 residences, most likely condos based on the average unit scope of 2,015 square feet. The concrete-based structure will also have a 20-foot-long rear yard and 25 enclosed parking spaces.

Leandro Nils Dickson is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

    Great to see another surface lot replaced by much needed and surprisingly large housing. Hopefully the design will be surprisingly good too. Please consider non-grey brick.

  2. Flanked by two good looking buildings, one apartment house and the other a handsome old storage warehouse. The storage warehouse has a finished facade that wraps around the side for a few feet. This is one scenario where I wouldn’t mind a little nod to this and have the new building set back a few feet here. I’m also interested where the garage entrance will be.

  3. Should be at least twice as tall. Broadway is the most important street in NYC. Ridiculous zoning.

    • No it should not be twice as tall. The area already has multiple new buildings that are excessively tall. 16 stories is more than enough.
