Arverne East Breaks Ground at 116 Beach 36th Street in Edgemere, Queens

Construction has begun on Arverne East Building D, a ten-story residential building in the first phase of the 116-acre Arverne East oceanfront master plan at 116 Beach 36th Street in Edgemere, Queens. Designed by FXCollaborative and developed by L+M Development Partners, Triangle Equities, The Bluestone Organization, Mega Development, and Urbane Development, the 355,000-square-foot structure will yield 318 apartments. Of these, 229 will be rental apartments and the remaining 89 will be cooperative homeownership units. The property is bounded by Edgemere Avenue to the north, Beach 36th Street to the east, and Beach 37th Street to the west.

The rendering shows an open-sided triangular footprint with a central landscaped courtyard. The east wing will feature a stepped massing, creating space for expansive private terraces facing south toward the ocean. The west wing will also have two setbacks at its southern end. The façade is depicted composed of red brick and white paneling surrounding a grid of recessed windows, and the building culminates in two roof levels topped with photovoltaic canopies.

The building will include one-, two-, and three-bedroom apartments, with co-op units affordable to households earning up to 100 percent of area median income and rental units affordable to households earning up to 90 percent of AMI. Thirty-five rental units will be supportive apartments for youth aging out of foster care, with services provided by Camba.

Amenities will include outdoor terraces, a lounge, playroom, fitness center, bike storage, superintendent units, and community spaces. The all-electric building will be constructed to Passive House standards, include rooftop solar panels, and connect to the Arverne East geothermal loop. Flood-resiliency measures include raising ground-floor spaces and entrances to the 500-year flood elevation.

Transit nearby Arverne East includes the Beach 60th Street–Straiton Avenue and Beach 67th Street–Arverne By The Sea stations, both served by the A train. Far Rockaway–Mott Avenue is also nearby to the east.

Arverne East Building D is slated for completion in 2028. The full Arverne East development will contain 1,650 apartments, retail spaces, a boutique hotel, and parking.

    They’re doing all the right things regarding the climate, but the streets will become canals eventually.
