YIMBY has exclusive new renderings for 467-473 West 165th Street, a planned 28-story residential building in Washington Heights, Manhattan. Designed by BKSK Architects and developed by Edge Property Group, the 322-foot-tall structure will span 216,661 square feet and yield 276 housing units. The project site is located on an interior lot between West 165th and 166th Streets.

The above aerial rendering looks west from the corner of West 166th Street and Edgecomb Avenue. The bulk of the superstructure will rise along the eastern edge of the site with a fairly straightforward massing featuring several upper-level setbacks. The envelope will be comprised of gray paneling interspersed with recessed bronze-hued vertical strips containing the fenestration.

The below image offers a closer look at the façade of the northern profile facing West 166th Street, as well as the landscaped terrace atop the 11th-story setback.

Residential amenities will include a bike storage room, a package room, a dog run, multiple study spaces, a lounge, a fitness center, a virtual golf simulator, and the landscaped terrace.

The property is currently occupied by a surface-level parking lot, as seen in the below Google Street View images, and formerly contained a three-story residential building that was demolished. The adjacent structure at 471 West 165th Street will not be razed for the project.

Say goodbye to Washington Heights. It’s over. It is pure INSANITY that Washington Heights’ city, state and federal elected public officials are allowing this to happen. Zero discussion about wraparound public services. The expansion of these buildings with require more sanitation workers, more police and firefighters, more postal workers to deliver mail to the new residents. We NEVER see a detailed review about how new buildings and vast numbers of new residents will impact public services. Greedy developers only care about making money from the buildings.

    • Paranoid, and very stupid..

Is there any apartments for seniors or the elderly or people living in Washington Heights any affordable housing in this complex. I guess not.

      • Having hundreds of Columbia medical students in this building will attract much infrastructure and services that will help grow this neighborhood, not hurt it..
