Construction has broken ground on Highland Views, a pair of four-story residential buildings in the Central Ward section of Newark, New Jersey. Designed by KNTM Architects and developed by TAG Development, the structures will yield a total of 180 affordable rental units for senior citizens. The 2.3-acre property is located along South 13th Street, directly across from West Side Park.
The renderings show the buildings with a cohesive architectural design featuring multifaceted L-shaped volumes. The façades will consist of a mix of charcoal-colored brick and white and gray paneling, along with distinctive orange cornice lines and sections of wood paneling. The fenestration will feature an irregular grid of windows in various sizes.
The property was formerly occupied by West Side Village, an abandoned and overgrown public housing complex, as seen in the below Google Street View images from 2020 and 2022. Nearly four years ago, Mayor Ras Baraka joined the Newark Housing Authority to begin demolition on the structures.
Phase one will yield 86 units, while phase two will yield the remaining 94 units. Residential amenities will include a media room, a library, and fitness rooms, and on-site social services provided by Catholic Charities.
Construction is being carried out through a public/private partnership between the Newark Housing Authority and MAR Acquisition Group LLC of Elizabeth. Financing is coming from Citizens Bank, PNC Bank, and the New Jersey Housing and Mortgage Finance Agency (NJHMFA).
A construction timeline for Highland Views has yet to be announced.
