Excavation has begun at 167 East 108th Street, the site of the Nightingale-Bramford athletics facility in East Harlem, Manhattan. Designed by STUDIOS Architecture, the 64,000-square-foot structure will feature an indoor turf field, two gymnasiums, a dance studio, strength and conditioning spaces, team rooms, and flexible multipurpose areas. Zubatkin Owner Representation is the project manager for the property, which is located between Lexington and Third Avenues.

A team of excavators is working toward the back of the rectangular lot. Tall mounds of dirt await to be hauled away before crews can begin forming the new reinforced concrete foundations over the next several months. Stacks of concrete formwork sit awaiting the start of construction. The project broke ground on September 27.

The rendering in the main photo shows the main southern elevation rising uniformly for the first four stories, followed by a setback topped with a landscaped terrace at the eastern end of the fifth floor. The final levels will be pushed back from street level. The façade will be composed of light gray paneling with an irregular grid of narrow rectangular windows and broad stretches of floor-to-ceiling glass with protruding metal frames. The fifth story will feature a glass curtain wall, and the uppermost levels will be windowless and clad in gray metal panels.

Below is a sectional diagram outlining the facility’s programming, followed by interior renderings of the various spaces.

The project is privately financed through $40 million of tax-exempt bonds issued by Build NYC, a conduit issuer affiliated with NYCEDC that helps nonprofit institutions access financing.

The nearest subway from the ground-up development is the 6 train at the 110th Street station to the north.

The Nightingale-Bramford athletics facility’s anticipated completion date is slated for fall 2027, as noted on site.

Goodbye nasty surface lot and hello really decent design.
Hopefully the wall along the sidewalk won’t be tagged nightly.

  4. I had no idea so many in Harlem longed to play lacrosse and learn ballet! A true Rec Center of the People!

  5. Will there be room for polo matches and badminton courts?
