Façade installation is continuing to progress on Casoni, an 81-story residential skyscraper at 989 Sixth Avenue in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group in partnership with AB & Sons, the 785-foot-tall structure will span 384,118 square feet and yield 311 rental and condominium units with an average scope of 991 square feet. The building will also contain two cellar levels. The property is located at the southwest corner of Sixth Avenue and West 37th Street.
The envelope of floor-to-ceiling glass and gray metal paneling has continued to enclose the reinforced concrete superstructure since our last update in December, when the tower crane had recently been disassembled. The greatest amount of progress has occurred on the tower’s mostly blank northern and western faces, and crews have also begun work on the southern corner of the ground level. The northern corner of the funnel-shaped podium remains incomplete and will not be finished until the hoist is disassembled.
The following photos show the progress of the gray paneling on the northern core wall.
The rear western profile is also nearing completion.
The following renderings preview the podium’s finished appearance.
Other renderings highlight the upper setback floors that will be home to outdoor terraces as part of the amenity package.
Vertical lighting fixtures will be discreetly integrated into the exterior recesses. Interiors will feature custom stonework and millwork, as well as smart home features. There will also be more than 25,000 square feet of amenities dedicated to health and wellness. REAL New York is handling sales and marketing of the units.
Casoni’s anticipated completion date is posted on site for 2026.

🤢
Yet another in a depressingly long list of new structures that are completely out of context with their surroundings. Butt-ugly on top of that.
Very cool, but I think it would have been neater if they had moved the pedestal section forward towards Sixth Ave so that none of the bare side wall of the Haier Building were visible.
That’s not the bare side wall. The concrete is part of this project and will be clad when finished.
Do people who live in buildings like this actually spend time on balconies 700 feet up?
No
Ugly side facing herald square sadly, and the base looks ridiculous next to the Haier bldg. The design looks like something that would have been cancelled in 2008..
Welcome to Dubai,NY 🙁
You mean Dub💣💥
This looks awesome!
Like most of us, Casoni has its good side, and some not so good sides..
Great point well made!
It fits in like a alien space ship has just landed.
I don’t think this is a popular opinion but I love the base. The shapes are evocative with no sense of historical imitation. I often prefer clear differences rather than muddled reciprocity.
I think the building including the base looks pretty great. I don’t know what some of these yahoos on here are talking about.
Agree. So much whining. This turned out pretty well, and brings several hundred rental apartments into an area that could use more life!
Totally agree. It has a whimsical field to it because of it, not totally relating to the rest of the building.
There is a bit of aesthetically pleasing interplay & echo between the stately columns of the Haier building and the colummar masses of both the base & tower of the skyscraper. However the new structure would have worked better if its base rose vertically – instead of at slanted 7 awkward angles. It’s a lost opportunity..
I love this design. I think the base and lobby area are an amazing use of space and the terrace above that will be heavily used. I like the color of the glass. I’m not quite sure why this Website is called YIMBY when everybody seems to be a Nimby. Why must every building perfectly blend with the buildings that were built before? If that was always the case there wouldn’t be any buildings built in New York because at one time it was just farmland.
Casoni Tower received Global Award
Best project in the World in 2025
Category Develop / Build
by GRI Institute and was presented in Abu Dhabi
Pretty sure that a pay to win “marketing” award… not building quality
When new yorkers, err transplants, complain about this ruining their view of ESB on the next Maury ..
Phallic Architecture believes stay winning
Award was noy “pay to win” at all. KPF new residential building on 5th Avenue was in the contest as well including Gensler designed building in Brasil who won similar award in different category.
This has been a very bleak stretch in the garment district between Bryant Park/ Bank of America and Herald Square – back door to Macy’s. Especially in the winter with freezing gray days. This should really perk up that bleak stretch!!!
Perhaps the city will finally surrender to the fact that the Garment District cannot be saved and the building could be used or replaced by other activities.
I wish the whole building was more like the 6th Ave. side which I like, though it does overpower the old Greenwich Savings Bank.
The curved glassy side and expressive podium are particularly compelling. The floor count to overall height ratio points to comparatively low ceiling heights for a modern building.
People who incessantly complain about skyscrapers being built in a city who’s whole identity is inseparably linked to it, should really unsubscribe to newyorkyimby & move somewhere else. Obviously they would prefer the apocalyptic daze of the 70’s & 80’s when NYC was going to hell in a handbag. But I think wherever they live they will keep whining, sulking & criticizing any & everything anyways🤔🤷♂️, they need some Zen-go-with-the-flow-&-embrace-growth-spiritual-healing🙂. Come on kids, it’s just sand castles at the beach, life is but a dream, it all goes away at the end of the game, & the king & the pawn go back in the same box too🪷
