The affordable housing lottery has launched for 313 East 17th Street, a 13-story residential building in Gramercy, Manhattan. Built in 1966 and recently renovated by Borough Developers, the structure yields 87 residences. Available on NYC Housing Connect are 22 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $37,886 to $175,000.
Amenities include a virtual doorman, dog washing station, bike storage lockers, gymnasium, spa, yoga and dance studio, community room, media room, recreation room, business center, coworking space, barbecue grills and prep kitchen, shared laundry room, sundeck, and a rooftop terrace. Residences have air conditioning, hardwood floors, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.
At 40 percent of the AMI, there is one studio with a monthly rent of $963 for incomes ranging from $37,886 to $51,840, and four one-bedrooms with a monthly rent of $1,020 for incomes ranging from $40,595 to $58,320.
At 80 percent of the AMI, there are six one-bedrooms with a monthly rent of $2,199 for incomes ranging from $81,018 to $116,640, and four two-bedrooms with a monthly rent of $2,616 for incomes ranging from $97,235 to $140,000.
At 100 percent of the AMI, there are seven two-bedrooms with a monthly rent of $3,323 for incomes ranging from $121,475 to $175,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 15, 2025.

This is really cool. And I love that this building, so very much of its era, will be saved.
That last photo here looks like a nice sofa and coffee table in some otherwise empty kind of padded cell..very strange.
Yes. It originally was Beth Israel School of Nursing. Great area still.
