The affordable housing lottery has launched for 625 Fulton Street and 12 Rockwell Place, a two-building complex in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, the project consists of a 35-story mixed-use tower at 625 Fulton Street with 1,098 rental units and a five-story mixed-use structure at 12 Rockwell Place with 52 residences. Available on NYC Housing Connect are 331 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $64,903 to $227,500.

Amenities include a garage, bike storage lockers, shared laundry room, dog park, dog washing station, spa, yoga and dance studio, fitness center, media room, business center, children’s playroom, recreation room, and a rooftop terrace. Residences are equipped with dishwashers, intercoms, and air conditioning. Tenants at 12 Rockwell and 625 Fulton are responsible for electricity.

New tenants receive two months of free rent on studio apartments at 130 percent AMI.

At 80 percent of the AMI, there are 13 studios with a monthly rent of $1,782 for incomes ranging from $64,903 to $103,680; 13 one-bedrooms with a monthly rent of $1,904 for incomes ranging from $69,635 to $116,640; and 26 two-bedrooms with a monthly rent of $2,272 for incomes ranging from $83,726 to $140,000.

At 130 percent of the AMI, there are 80 studios with a monthly rent of $3,385 for incomes ranging from $122,366 to $168,480; 130 one-bedrooms with a monthly rent of $3,595 for incomes ranging from $131,760 to $189,540; and 69 two-bedrooms with a monthly rent of $4,244 for incomes ranging from $158,846 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 15, 2025.

  1. Do people want to feel as if they are living in a resort? Is that the fashion now? I’d take a larger apartment over all that ‘resort’ space any day.
