In YIMBY’s predictions for where New York’s market would go in 2015, we wrote that “central Brooklyn neighborhoods like Crown Heights and Bed-Stuy will become ever more rewarding for condo builders.”

Now, at 213 Halsey Street, a few blocks north of Kingston-Throop Avenues C train stop, YIMBY has the first look at one such condo project, on a site that a few years ago might have gone to a rental developer looking to erect a much less distinguished building.

Plans were filed in November on behalf of the developers – Gravesend-based David Zoares and Yaron Shemesh – to build the five-story building, which will technically be an alteration of an existing three-story structure, nearly doubling its 1,924-square foot size. While this part of Bed-Stuy is known for its long rows of pristine brownstones, this row of homes is considerably less distinguished, with vinyl facing and barely a cornice in sight.

The design – by Forest Hills-based ARC Architecture + Design Studio – features a distinctive modern look, with a steel staircase and dark façade around the balconies, and a sliver of brick and a stark white penthouse pop-up structure.

The permit application indicates that there would be 3,700 square feet of space spread over four apartments, with a complex arrangement of triplex, duplex, and simple apartments, including a floor-through duplex penthouse on top.
