439 West 54th Street: MDTN Holdings 42 LLC has filed construction applications for the planned seven-story, 101-key hotel of nearly 32,000 square feet spanning 439-441 West 54th Street, in Hell’s Kitchen. Cheng-Yang Lee is listed as the architect of record, and the site’s single-story predecessor was demolished earlier this year.

BROOKLYN:

1345 Rodgers Avenue: A Dev. Fund Corp. has filed applications for an eight-story, 53-unit residential and community building of 91,206 square feet — including nearly 32,100 square feet of community space — at 1345 Rodgers Avenue, in southern East Flatbush. Delacour, Ferrare & Church Architects is designing, and an existing two-story structure must first be demolished.

2533 Ocean Avenue: Ocean Garden House LLC has filed applications for a seven-story, 24-unit mixed-use building of 19,609 square feet at 2533 Ocean Avenue, in Sheepshead Bay. Chang Hwa Tan is designing, and the existing two-story abode was approved for demolition in November.

856 52nd Street: USA Huamei Sanxin Trading LLC has filed applications for a six-story, 13-unit residential and community building of nearly 11,100 square feet at 856 52nd Street, in eastern Sunset Park. Thee Shiun Ken is designing, and demolition permits for the existing two-story townhouse were filed in March.

QUEENS:

9-03 44th Road: An LLC has filed applications for a 13-story, 122-key hotel of 84,600 square feet spanning 9-03 – 9-21 44th Road, in Long Island City. Stephen B. Jacobs Group is designing, and an existing warehouse must first be demolished.

37-10 Crescent Street: Ranger Properties has filed applications for a six-story, 55-unit mixed-use building, with nearly 14,000 square feet of manufacturing space (and totaling 56,149 square feet) at 37-10 Crescent Street, in northern Long Island City. Fogarty Finger is designing, and an existing warehouse must first be demolished.

112-24 Astoria Boulevard: LGA Hospitality LLC has filed a slew of construction applications for their planned six-story, 126-key hotel of 48,423 square feet at the vacant lot of 112-24 Astoria Boulevard, in North Corona.

38-57 9th Street: LIC Jewel LLC has filed applications for a nine-story, 32-unit “transitory housing (hotel)” building of 12,585 square feet at 38-57 9th Street, in northern Long Island City. Gerald Caliendo is designing, and an existing three-story structure was recently filed for demolition.

129 Beach 137th Street: Applications have been filed for a two-story, single-family home of 3,078 square feet at 129 Beach 137th Street, in Belle Harbor. T.F. Cusanelli & Filletti Architects is designing, and the site’s single-story predecessor had been destroyed in 2012.

134-05 60th Avenue: Applications have been filed for a two-story, two-unit residential building of 1,600 square feet, in addition to a three-story, two-unit building of 2,400 square feet — spanning 134-05 – 134-07 60th Avenue, in Queensborough Hill. Demolition began in November on the existing two-story structure.

STATEN ISLAND:

51 Arbutus Avenue: Applications have been filed for a two-story, single-family home of 2,676 square feet at the vacant lot of 51 Arbutus Avenue, in Annadale; Tony Sayad Architect is designing.

53 Prospect Place: An LLC has filed applications for two two-story, single-family homes — each measuring 2,500 square feet — spanning the vacant lots of 53-57 Prospect Place, in New Dorp.
