YIMBY Today: 3 Hudson Boulevard About to Rise, Court Square Action, More

3 Hudson Boulevard [Crain’s New York]: Moinian Group’s permits for their 1.8 million square-foot and 1,050 foot-tall mixed-use building — dubbed 3 Hudson Boulevard, on the Far West Side — are now imminent. Closely tied with the MTA’s 7 Subway Extension, foundation work has technically begun, but the majority of below-grade work is still imminent, and should take a year to complete; the tower will then rise above the street and top out in 2018.

215 Flatbush Avenue [Curbed]: PRD Realty is re-filing plans for an eight-story and 58-unit mixed-use building within the next week at 213-223 Flatbush Avenue, at the southeastern corner of Flatbush and Dean Street, in Prospect Heights. Per demolition permits, the site’s single-floor predecessor was removed in May; the developer “plans to break ground before the end of 2014.”

23-01 42nd Road [The Court Square Blog]: Revealed in January, construction has kicked off at Property Markets Group’s glassy 44-story and 391-unit mixed-use building at 23-01 42nd Road. Rebar and foundation work are currently at street level, and per on-site signage, “delivery is expected in Fall 2015.”

161 West Street [The Real Deal]: Quadrum Global has acquired the two-story warehouse building at 161-167 West Street, in Greenpoint, for $45.5 million; the development site measures 179,000 square feet and contains roughly 430,000 square feet of development rights.

211 East 34th Street [Commercial Observer]: The Riese Organization has plans “to build a two- or three-story, 25,000 square-foot” commercial building at the northeast corner of East 34th Street and 3rd Avenue, in Murray Hill. Several existing tenements are already on-site; No. 209 and 211 East 34th Street have already been approved for demolition.

151 Church Street [DNAinfo New York]: Cape Church Associates is removing tenants from the five-story, block-long building at 149-151 Church Street, in Tribeca, for demolition “to make way for luxury condos.” The building should be vacated by September 30th. The design and scope of the new structure has not yet been revealed, but removal of the existing low-rise should begin next year.

100 Bogart Street [DNAinfo New York]: Gene Kaufman is designing a six-story and 46,900 square-foot commercial building which “will include between 50 and 60 artist studios and work spaces” at 100-112 Bogart Street, in East Williamsburg. The building will be entirely concrete, including the façade; demolition of the existing single-floor structure was approved in June.

672 Halsey Street [Brownstoner]: Schematics have been posted on-site for a four-story and eight-unit residential building of 6,371 square feet at 672 Halsey Street, in Bedford Stuyvesant; Black Pearl Holding LLC is designing. The lot is vacant, and amid recently approved applications, and construction is imminent.

35 Cooper Square [EV Grieve]: A 13-story and 55-unit dormitory has topped-out at 35 Cooper Square, in the East Village; the flag has been placed at the building’s pinnacle. Façade installation appears to have just begun, and on-site renderings reveal a contemporary design.

224 Mulberry Street [Bowery Boogie]: FLAnk Architecture is unsheathing their luxury eight-story and seven-unit residential building at 224 Mulberry Street, in NoLita; an attractive brick façade has been installed. The upper terraced portion of the structure is still under construction; completion is “set for the first quarter of 2015.”
