Modera Garden State Plaza Redevelopment Breaks Ground In Paramus, New Jersey

Construction is underway on phase one of Modera Garden State Plaza, a mixed-use complex by the Westfield Garden State Plaza mall in Paramus, New Jersey. Designed by Rogers Partners Architects and developed by a joint venture between Unibail-Rodamco-Westfield and Mill Creek Residential, the project will consist of two five-story structures yielding 575 market-rate apartments under Mill Creek’s Modera brand. The development will also include nearly 50,000 square feet of retail space, a 1-acre town square park, new public green space, and parking with electric vehicle charging stations.

The new residential buildings will be erected along the northwest corner of the mall by the Cliff Gennarelli-Paramus Sports-Plex. The site is bounded by Route 4 to the north, Garden State Plaza Parkway to the south, Garden State Plaza Boulevard to the east, and Garden State Parkway to the west.

The development team held a groundbreaking ceremony on April 29 to kick off the project.

The following image offers a more detailed preview of the structures, which will stand roughly the same height and feature contemporary designs. The buildings will be clad in various shades of gray and earth-toned paneling surrounding grids of large windows and numerous balconies overlooking the complex. The ground floors will feature storefronts lining Plaza Passage, the pedestrian corridor linking the apartments to the mall.

The two renderings below feature the same street-level perspective in summer and winter, previewing the plaza’s potential dining and retail activations.

The first phase of the redevelopment will create multiple new streets with names reflecting Garden State Plaza’s history. These include Marquee Lane, named for the drive-in movie theater that once operated at the site of the mall, and Bamberger’s Lane, named for one of the mall’s anchor department stores when it opened in 1957.

Details about subsequent phases in the development have yet to be finalized, but could include a hotel, medical offices, and senior housing.

Modera Garden State Plaza’s anticipated completion date is slated for mid-2028.
