Tishman Speyer has completed refinancing for The Spiral, a supertall office skyscraper at 66 Hudson Boulevard in Hudson Yards, Manhattan. Designed by Bjarke Ingels Group, the property stands 1,031 feet tall. The refinancing deal totaled $2.85 billion and came in the form of a CMBS loan.
Tenant amenities within the 2.8 million-square-foot building include a clubhouse on its top floor, which features an open-air terrace with city views, dining, and a number of meeting and event spaces. Additionally, the building’s 23rd and 24th floors feature coworking space. The property was fully leased as of the end of 2024.
The Spiral serves as the U.S. headquarters for HSBC, with other notable tenants including Pfizer, TPG Global, Debevoise & Plimpton LLP, AllianceBernstein, Turner Construction, and Marshall Wace. The building reached 94 percent lease occupancy within two years of opening.
