The affordable housing lottery has launched for The Eliza, a 14-story mixed-use building at 4790 Broadway in Inwood, Manhattan. Designed by Fogarty Finger and developed by the Community League of the Heights in a joint venture with Children’s Village, Ranger Properties, Alembic Community Development, and Housing Workshop, the structure yields 174 residences. Available on NYC Housing Connect are 138 units for residents at 30 to 60 percent of the area median income (AMI), ranging in eligible income from $16,183 to $105,060.

Amenities include bike storage lockers, a shared laundry room, recreation room, gym, rooftop terrace, and an on-site resident manager. Units come with energy-efficient appliances.

At 30 percent of the AMI, there are four studios with a monthly rent of $397 for incomes ranging from $16,183 to $33,900; eight one-bedrooms with a monthly rent of $503 for incomes ranging from $20,160 to $38,130; four two-bedrooms with a monthly rent of $598 for incomes ranging from $24,275 to $45,750; and one three-bedroom with a monthly rent of $683 for incomes ranging from $28,080 to $52,530.

At 40 percent of the AMI, there are four studios with a monthly rent of $665 for incomes ranging from $25,372 to $45,200; seven one-bedrooms with a monthly rent of $841 for incomes ranging from $31,749 to $50,840; five two-bedrooms with a monthly rent of $1,000 for incomes ranging from $38,058 to $61,000; and one three-bedroom with a monthly rent of $1,147 for incomes ranging from $43,989 to $70,040.

At 50 percent of the AMI, there are four studios with a monthly rent of $866 for incomes ranging from $32,263 to $56,500; eight one-bedrooms with a monthly rent of $1,092 for incomes ranging from $40,355 to $63,550; five two-bedrooms with a monthly rent of $1,301 for incomes ranging from $48,378 to $76,250; and one three-bedroom with a monthly rent of $1,494 for incomes ranging from $55,886 to $87,550.

At 60 percent of the AMI, there are 22 studios with a monthly rent of $1,066 for incomes ranging from $39,120 to $67,800; 36 one-bedrooms with a monthly rent of $1,342 for incomes ranging from $48,926 to $76,260; 24 two-bedrooms with a monthly rent of $1,601 for incomes ranging from $58,663 to $91,500; and four three-bedrooms with a monthly rent of $1,841 for incomes ranging from $67,783 to $105,060.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 13, 2023.

  2. The sky-is-falling commentary in the previous coverage is hilarious. How anyone can believe a 14 floor building on top of a subway station is going to ruin a neighborhood is beyond understanding.

    Hopefully we see the adjacent lots, including a school building replacement, get the same treatment. And adding more height would be completely reasonable.
