Permits have been filed for a four-story residential building at 2527 Grand Avenue in University Heights, The Bronx. Located between West 190th Street and West 192nd Street, the lot is near the Fordham Road subway station, serviced by the 4 train. Ascher Berkowitz of Big Dream Developers is listed as the owner behind the applications.
The proposed 55-foot-tall development will yield 16,735 square feet designated for residential space. The building will have 24 residences, most likely rentals based on the average unit scope of 697 square feet. The steel-based structure will also have a penthouse, a 36.5-foot-long rear yard, and 13 open parking spaces.
Nikolai Katz Architects is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

Looks like very nice buildings on that block, a rarity for The Bronx. Now ruined.
this entire block will be scarred by this greedy developer to build an out of context behemoth WITH 13 PARKING SPACES on this quaint little block

This detached single unit house sits on a lot the same width as the neighboring 4 Fedders buildings with a total of 12 units. The Fedders buildings were constructed according to much more modern building codes which allow for significantly improved fire safety, structural resilience, plumbing, electrical, and insulation. The layout is more modern inside.
The older house is basically a box under a pitched roof with what looks like to be front enclosed porch alteration. Nothing notable. The biggest selling point was the land even though the landscaping looks taken care of.
