Permits have been filed for a nine-story mixed-use building at 52 4th Avenue in Boerum Hill, Brooklyn. Located at the intersection of Dean Street and 4th Avenue, the corner lot is one block from the Atlantic Avenue/Barclays Center subway station, serviced by the 2, 3, 4, 5, B, D, N, Q, and R trains. Metropolitan Realty Exemptions under the RJ 4th Avenue LLC is listed as the owner behind the applications.

The proposed 95-foot-tall development will yield 61,031 square feet, with 41,120 square feet designated for residential space, 5,482 square feet for commercial space, and 383 square feet for community facility space. The building will have 53 residences, most likely rentals based on the average unit scope of 775 square feet. The concrete-based structure will also have a cellar.

Gertler & Wente Architects LLP is listed as the architect of record.

Demolition permits were filed for a three-story building on the site. An estimated completion date has not been announced.

  1. These articles make me curious. What will be in a 383 square foot “community facility” space? Does the developer get a space bonus for this?

    And what’s the deal with the deal with the twisted light pole in the Google picture?

  2. Please note that “permits” have not been “filed” for 52 4th Avenue, in accordance with Department of Buildings records.

    The heading in the article is misleading.
