GF55 Partners and Urban Standard Capital have revealed detailed renderings of both interior and exterior components of 31 Lispenard Street in Tribeca. The project team first appeared before the Landmarks Preservation Commission to facilitate construction of the seven-story building located on the corner of Church and Lispenard Streets. If approved, the structure is expected to comprise 12,603 square feet. This includes ground-floor retail spanning 1,031 square feet and 10,362 square feet of residential area above.

Proposed updates to the building’s façade are minor in scope and include a four-inch reduction of window height down to 11 feet six inches and a slightly darkened concrete exterior. The decorative copper paneling located at the ground floor and window mullions will remain.

Compared to earlier renderings, mechanical components on the roof of the structure are now enclosed in brick, precast concrete, and a metal screen. Since the original proposal in September 2019, the total height of the building has decreased due to newly organized mechanical areas.

Residential area within the building includes single unit, three-bedroom apartments on the second through fifth floors. A four-bedroom duplex occupies the building’s sixth and seventh floors and includes a private roof terrace.

Additional amenities include a small communal roof terrace and storage and fitness facilities located at the cellar level.

To date, the project team has not revealed an anticipated duration of construction or an expected completion date for 31 Lispenard Street.
