DOB Digest: New Applications for 15-Story Mixed-Use Project in Flushing, More

BRONX:

231 Mount Eden Parkway: Claremont Gardens LLC has filed applications for a 10-story, 92-affordable-unit building of 68,272 square feet at 231 Mount Eden Parkway, in Claremont; the project will also include 13,684 square feet of commercial space. OCV Architects is designing, and the site’s two-story predecessor was demolished in September.

BROOKLYN:

436 Lafayette Avenue: An LLC has filed applications for a four-story, eight-unit residential building of 7,650 square feet at 436 Lafayette Avenue, in far-western Bedford-Stuyvesant. L&C Associates is the architect of record, and demolition began in September on the existing four-story townhouse.

508 Waverly Avenue: An LLC has filed applications for a six-story, six-unit residential building of 6,725 square feet at 508 Waverly Avenue, in southern Clinton Hill. David Shteierman, behind DJ Associates Architect, is designing, and an existing two-story structure was approved for demolition in September.

QUEENS:

134-37 35th Avenue: Farrington Realty has filed applications for a 15-story, 148-unit mixed-use building of 201,840 square feet spanning 134-21 – 134-37 35th Avenue, in Flushing. Residential space will amount to nearly 101,000 square feet, while commercial space will total 84,100 square feet. Raymond Chan is designing, and the site’s single-story predecessor was demolished last April.

11-30 45th Road: Murray Park South LLC has filed applications for a planned six-story, 24-unit residential building of nearly 22,500 square feet at 11-30 45th Road, in Long Island City. Raymond Chan’s design was revealed this past June, and the site’s existing single-story warehouse was approved for demolition in November.

43-36 53rd Street: Applications have been filed for a 10-story, 21-unit residential building of 14,718 square feet at 43-36 53rd Street, in Woodside. Jung Wor Chin is designing, and an existing two-story structure must first be demolished.

118 Beach 219th Street: Breezy Point Cooperative has filed applications for a two-story, single-family home of 3,172 square feet at 118 Beach 219th Street, in Breezy Point. The site’s predecessor was destroyed in 2012.

110-39 Union Hall Street: Area Construction has filed for a third two-story, two-unit building of 2,640 square feet at 110-43 Union Hall Street, in Jamaica. Permits for two other buildings were previously filed at Nos. 110-39 – 110-41.

24 Bayside Avenue: Breezy Point Cooperative has filed applications for a two-story, single-family home of 2,635 square feet at 24 Bayside Avenue, in Roxbury. The site’s former occupant saw both hurricane damage and a fire in 2012.

STATEN ISLAND:

75 Lipsett Avenue: Applications have been filed for a three-story, two-unit residential building of 3,600 square feet at the vacant lot of 75 Lipsett Avenue, in Annadale; Calvanico Associate Architects is designing.

3625 Richmond Avenue: Liberty Estates has filed applications for two three-story, two-unit residential buildings — one of 3,204 square feet, and another of 2,706 square feet — at the vacant through-block lot of 3625 Richmond Avenue, in Eltingville. The site’s single-story predecessor was demolished in 2005.
