Permits Filed: NoMad Gets Another Tower, 24-Story Building Coming to 846 Sixth Avenue

NoMad’s boom continues to echo into ever-higher echelons, and on the southeast corner of 30th Street and Sixth Avenue, permits are up for yet another tower that will join the northern edge of the neighborhood’s burgeoning skyline.

FXFowle has filed applications for a new 24-story and 316-foot tall residential building, which will span the lots of 846-850 Sixth Avenue, at the crossroads between NoMad and Herald Square. Alchemy Properties is developing the site, and the project’s construction floor area will total 105,973 square feet, the majority of which will be divided between 52 residences.

846 Sixth Avenue will also include a small 3,100-square foot commercial space, rounding out the building’s presence on the pedestrian-heavy Sixth Avenue corridor. Given the generous square footage and relatively small number of units, condominiums would appear to be likely, as residences will average nearly 2,000 square feet apiece.

Alchemy also paired with FXFowle for 35 XV, at 35 West 15th Street, which is now complete. The “skymark” offers a contemporary and attractive addition to the Chelsea skyline, covered in shimmering panels of metal and glass, and if 846 Sixth Avenue follows in 35 XV’s footsteps, the building should prove to be an attractive addition to the streetscape.

The site is currently occupied by parking and low-slung retail, which means that demolition of existing structures should be quick and painless. Durst’s 855 Sixth Avenue is already under construction diagonally across Sixth, and surrounding blocks are a hive of construction activity. The Virgin Hotel will rise on the other side of the same block, at 1225 Broadway, and another hotel is under construction at 101 West 28th Street. To the east, major proposals are in the works for the Bancroft site, 281 Fifth Avenue, and 15 East 30th Street.

No completion date has been announced, but demolition permits for the current structures have not yet been filed.
