In the fight over whether to rezone Prospect Lefferts Gardens in Brooklyn, a few industrially zoned blocks have become major sticking points. Activists have argued that a few highway-like blocks along Empire Boulevard, at the northwestern edge of the neighborhood, would produce high-rise development and gentrification if they were rezoned to allow new apartments. But there are two more industrial blocks at the southern end of the hood, on Parkside Avenue between Rogers and New York avenues, and now, a new building may replace an old warehouse there at 640 Parkside Avenue, between Rogers and Nostrand avenues.
The 90-story, 1,296-foot-tall office tower known as 30 Hudson Yards, located on the corner of Tenth Avenue and West 33rd Street, is now roughly 15 floors above street level, as seen in photos posted to the YIMBY Forums by ILNY. The one-million-square-foot retail component, dubbed The Shops & Restaurants at Hudson Yards and located between 30 Hudson Yards and the completed 52-story office tower 10 Hudson Yards, is also now topped out and receiving its façade. 30 Hudson Yards will measure 2.6-million square feet and has already been fully committed. Time Warner Inc. (and its affiliates) will occupy 1.5-million square feet, Wells Fargo Securities will occupy 500,000 square feet, KKR will occupy 343,000 square feet, and Related Companies and Oxford Properties Group (the developer of Hudson Yards) are also taking space in the building.
Construction has topped out on the 12-story, 178,958-square-foot medical facility-office building under development at 620 Fulton Street, in Downtown Brooklyn, as seen in photos posted to the YIMBY Forums by JC_Heights. The project is being built by the New York Hotel Trades & Hotel Association of New York City Employee Benefit Fund, which is an organization that provides medical and social services to hotel union workers. It will serve as their Brooklyn branch. Health care facilities, totaling 65,000 square feet, will be located on the ground through fifth floors, followed by 70,000 square feet of office space on the sixth through 11th floors. There will also be 20,000 square feet of retail space on the ground floor and a restaurant. TriBeCa-based Francis Cauffman is behind the design. Façade installation has not yet begun, although completion is expected before 2017.
News broke this week that billionaire Ron Perelman committed $75 million to financing the World Trade Center’s Performing Arts Center, which will provide the complex with a much-needed cultural amenity. But with 175 Greenwich (3 World Trade Center) nearly complete and the remaining puzzle pieces now falling into place, it is YIMBY’s opinion that it is also time to reconsider the design changes proposed for 2 World Trade Center. With Fox failing to commit to BIG’s proposal for the site, it makes much more sense to return to Norman Foster’s far more attractive design for the tower, which was shelved last year.
The New York City Taxi & Limousine Commission, with the Department of Design and Construction, is planning to rebuild their facility currently located at 24-55 Brooklyn Queens Expressway West, in northern Woodside. The plans call for renovating and expanding the existing single-story facility into a two-story structure, with the inspection garage on the ground floor and offices on the second, DNAinfo reported. The redeveloped building will also feature a parking garage, indoor and outdoor common areas, and green infrastructure. The current facility is in dire need of repairs because part of it was built on unstable ground. TEN Arquitectos is responsible for the design, and the city’s Public Design Commission is required to approve the project. Construction is tentatively scheduled to begin in August 2017, with completion in 2019.
